What a coated metal roof actually is

Panels or tiles with a factory finish. The coat is meant to help color hold and to shed weather. It does not make every attic cooler by a published degree, and it does not erase a soft deck. If the plywood is tired, the bid should say so.

Asphalt is still the common residential roof. Metal is a different assembly: underlayment, fastening pattern, trim, and how valleys are cut. Two neighbors can receive two numbers for the same square count.

What usually sits inside a bid

  1. Tear-off versus overlay — overlay is cheaper until the old layers fail.
  2. Decking repairs — unknown until someone is on the roof.
  3. Stories and pitch — steeper and taller cost more labor.
  4. Color and panel type — standing seam is not the same as a stamped tile look.
  5. Warranty language — mill versus labor. Read both.

Energy, hail, and “lasts forever”

Metal can reflect more sun than dark shingles in some assemblies. It can also dent. “Forever” is marketing. Coatings chalk. Fasteners need a look. This page will not invent a year count or a utility-bill dollar amount.
